Buyer's Guide
Outdoor Resorts Gatlinburg — 4229 East Parkway, Gatlinburg, TN 37738 · Full lot map with section designations
Every lot at Outdoor Resorts Gatlinburg sits on the same resort and enjoys the same amenities — pools, fishing pond, putt-putt, creek access, proximity to Gatlinburg. But not every lot has the same investment profile. Location within the resort affects nightly rate, renter appeal, and how fast a listing fills up in peak season.
This guide walks through the resort map section by section so you understand what you're looking at before you make an offer.
Lots along the creek running through the resort. The sound of running water is a genuine premium amenity — guests search for it, pay more for it, and mention it in reviews. These lots command the highest nightly rates and fill fastest in peak season.
Lots fronting or near the fishing pond. The pond view and fishing access are appealing to families and couples alike. Lake-adjacent lots consistently outperform interior lots in both rate and occupancy.
Lots away from the creek and lake but still within the resort. Lower acquisition cost relative to waterfront lots. Can still perform well with a quality camper, good photography, and competitive pricing — especially during peak season when all inventory fills.
Lots close to the pool, bath house, or resort center. Proximity to amenities is a secondary selling point — guests with kids often specifically note it. Can offset the lack of water frontage in a listing description.
The campground map above shows every lot number in the resort. When you're evaluating a specific lot for purchase, use the map to answer these questions before you do anything else:
Before you visit a lot in person, look up its number on this map and trace a walking path to the creek, lake, pool, and entrance. That 30-second exercise tells you a lot about its rental positioning.
The map shows location, but it doesn't show condition — the thing that matters most in any individual lot evaluation. Two creekside lots with identical numbers can be dramatically different investments depending on what's on them and how well they've been maintained.
When you visit a lot, pay attention to:
Smart buyers use the map to build a shortlist — lots in preferred sections at a price point that works — and then evaluate each one on the ground. The resort map is the frame; condition, camper quality, and outdoor presentation are what determine whether a specific lot is a good investment.
If you're not familiar with the resort layout and want a walkthrough of what's currently available, that's exactly the kind of conversation worth having before you start making offers.
